There is a moment in a viewing that developers at the premium end will recognise. The buyer reaches for a wall of switches, pauses, and asks whether the lighting is controllable. A few years ago that question came with enthusiasm, because the answer was usually no and a yes was a pleasant surprise. Increasingly it comes flat, because the buyer assumes the answer is yes and is checking.

That shift, from impressed to assumed, is the whole story. This post sets out what buyers at this level now expect from the technology in a new-build home, what they are actually asking for underneath the language they use, and what it means for a specification being written today.

Has integrated technology become a baseline expectation?

At the upper end of the market, largely yes. A buyer spending well into seven figures on a new home arrives with a set of assumptions formed elsewhere: in cars, in hotels, in the homes of friends who have built recently. Somewhere in that set is an assumption that the lighting, heating and blinds in a house of this quality will be properly controllable.

What has changed is not that automation has become more desirable. It is that its absence has become noticeable. A specification can be excellent on every other measure and still feel dated if the buyer walks into a principal bedroom and finds five switch plates by the door. The technology has crossed from a feature that wins attention to an omission that costs it, and those are different commercial situations.

The practical consequence for a developer is that automation now belongs in the same conversation as the kitchen and the glazing: an expected part of the standard at this price point, judged on how well it is done rather than whether it is there. What do buyers actually want?

Rarely what a specification sheet offers them. Buyers at this level are not asking for the most capable system available, and a longer feature list tends to make them warier rather than keener.

The word that surfaces repeatedly in their questions is simple. They want the lighting to be right in each room without thinking about it, and to be able to set an evening without walking around adjusting things. They want the house to be warm in the rooms being used and not in the ones that are not. They want blinds that deal with low afternoon sun on their own. And they want all of it from one control that anyone in the household can understand, including guests and grandparents.

What they do not want is a house that requires them to become its administrator. Several separate apps, a hub that needs attention, and a system only one person in the family can operate reads as a liability, not a luxury.

Why does everyday technology set the benchmark?

Because buyers do not compare your development against other developments. They compare it against everything else in their life that works well.

People are used to interfaces that behave predictably, respond immediately and do not need to be learned. That is the standard they carry through the front door, and it is a demanding one. A home requiring one app for the lights, another for the heating and a third for the blinds feels fragmented against that benchmark, regardless of how capable each part is.

This is why an integrated system reads so differently at a viewing from a collection of standalone wireless products. A single press that sets a whole room feels considered, as though the house was designed as one thing. Several devices with separate apps and separate logins feel added afterwards, because they were. Buyers register the difference immediately, even when they could not tell you what is behind it, and that distinction is worth making explicit during the sales process.

How does a competing development change your standard?

Faster than most specifications can respond to.

Buyers at this level view several developments before deciding. If one of them demonstrates lighting scenes and automatic shading during a viewing, that becomes the reference point every subsequent property is measured against, including yours. The comparison is not made deliberately; it just happens, and it happens in the first minutes of a viewing.

This produces a ratchet in local markets. One developer includes integrated control, buyers in that area begin expecting it, and everyone else is judged against a standard they did not agree to. Being early is a differentiator, being level is neutral, and being behind is a discount, which is a good argument for deciding before the market decides for you. What concerns hold buyers back?

Three, consistently, and none of them are about capability.

The first is whether it will be hard to use. Most buyers have owned a wireless device that needed resetting, and they extrapolate. The second is whether it will still work in ten years, which is a reasonable worry given how many consumer platforms have been discontinued. The third is what it will cost to keep running, particularly whether there is a subscription or a service contract attached.

All three are answerable, and answering them early is more persuasive than any feature list. The system is built to be operated by anyone without instruction. It runs on a wired network inside the house, so nothing you depend on day to day needs Wi-Fi or an internet connection. It is built on an open international standard rather than one manufacturer's platform, so it remains serviceable long after the fashions have moved on. And there is no subscription. Meeting those three concerns head on in the brochure and the viewing removes most of the hesitation before it forms.

What does this mean for the specification?

Mainly that the decision is earlier than it feels.

The control cable goes in while the walls are open, so the useful moment for this decision is at design stage, not when the show home is being dressed. A development that decides late is choosing between routing cable through finished work and leaving the technology out, and neither is a good position. Depth beyond that adds cost without adding much to the viewing.

The expectation has moved, and it will not move back. Buyers at this level now assume a home of this quality will be properly controllable, and they judge the development on how well it is done rather than on whether it is offered at all.
